Fletcher Tilton’s real estate team has successfully secured crucial approvals for a new mixed-use development project at 1513-1519 Massachusetts Avenue in Arlington. The Arlington Redevelopment Board (ARB) voted unanimously on January 13, 2025, to grant both Environmental Design Review approval and a Special Permit for the project.

The development, proposed by IG Investments LLC, will transform two existing residential properties into a modern mixed-use building featuring five residential units and a commercial space. The project aligns with Arlington’s Master Plan goals for enhancing the Massachusetts Avenue corridor through thoughtful mixed-use development.

Our team guided the project through the comprehensive review process, which included multiple public hearings and detailed evaluations of environmental design, traffic impact, and sustainable building practices. The approved project will incorporate several sustainable features, including solar panels, EV charging stations, energy-efficient systems, and enhanced stormwater management.

The development’s design carefully considers its integration with the surrounding neighborhood while advancing Arlington’s vision for this prominent corridor.
